  • Tyler was just super during the sale of my house on Cobble St in Holt Woods subdivision in Nashville. I had to put the house on the market at a less than ideal time of the year (mid-October to early February) and with the house empty. Nonetheless, Tyler kept the post live and active. He went to the house to turn on the water when required to replace a faucet and kept encouraging me. In mid-April, we put it on the market again and within a couple of weeks I had 4 offers! Again, he was quick with any help needed, always very pleasant to deal with, patient in explaining things, and helpful providing quick answers to questions and providing bottom-line info for each offer. I highly recommend him and his company!

Our listing commission — and everything it includes: media, staging coordination, private-book marketing, negotiation — is presented in writing before you sign. Buyer representation is explained the same way.

The commission is the whole fee. No transaction charges, no document fees, none of the junk lines some brokerages append at closing.

Cancel-anytime listing agreement

If we are not performing, end the listing with written notice — no penalty, no lock-in. In fifteen years it has been invoked three times.

01What does it cost to sell my home?

Our listing commission is presented in writing at the first meeting, before you sign anything, and it covers everything: professional media, staging coordination, marketing, and negotiation. There are no additional admin, desk, or transaction fees at closing — the commission is the whole fee.

02How do you decide what my home is worth?

A licensed agent builds your valuation from recently closed comparable sales we have actually walked, adjusted for condition, lot, and location — not from an automated estimate. You get the analysis in writing, with the honest number first. The valuation is free whether or not you list with us.

03How long will it take to sell?

Over the trailing twelve months our listings averaged 11 days from launch to accepted offer, at an average of 101% of list price. Unusual properties can take longer — if yours is one, we will tell you that up front, with a marketing plan built for a longer runway.

04Do I need a mortgage pre-approval before touring homes?

For most homes, yes — in this market sellers rarely consider offers without one, and it protects you from falling for a house outside your budget. We can point you to independent local lenders who turn pre-approvals around in a day or two. You always choose your own lender; we take no referral fees.

05Will you represent both me and the buyer on the same house?

We avoid it. If a buyer represented by our brokerage wants your listing, we disclose immediately and offer to bring in an outside agent so each side has its own advocate. Dual agency only ever proceeds with both parties’ informed written consent, as required by law.

06What makes a boutique brokerage better than a big national brand?

Accountability. Your agent is named on the agreement, answers their own phone, and carries a capped caseload — and the owner’s direct line is on every contract. Big brands list more homes; we would argue no one watches any single file more closely than we watch yours.

07Do you handle investment properties and rentals?

We handle purchases and sales of income property — duplexes, small multi-family, ADU projects — with genuine rent-comp underwriting before you offer. We do not do property management, but we will connect you with managers our investor clients actually use.

08We are relocating from out of state. Can everything be done remotely?

Yes. Live video tours, neighborhood and school orientation calls, digital signatures, and mobile-notary closings mean many of our relocation clients get keys without setting foot in the state until moving day.

We will tell you candidly whether your property is a good private-book candidate — many are better served by a public launch.

11How long will it take to sell a significant estate?

Significant or unusual estates can take longer than the median listing — if yours is one, we will say so up front, with a marketing plan built for a longer, quieter runway.
